Access Statement
In summary the property is over two floors, ground and first floor, with the bathroom being situated upstairs on the first floor.
The Approach
The cottage is situated off a tarmarcked road. The number of the property is clearly displayed outside the house along with the street sign.
There is no allocated parking with the property but there are no restricions to parking outside of the house or in any part of the street if the space is available.
(Note: There is not normally any issues with parking in the street however the cottage is close to a small schook and therefore on school days, between the hours of 08:30 and 09:15 and 15:00 and 15:45 the area can become busy and conjested with cars in the area.)
The Main Entrance
At the front of the house is a small paved garden. The gate to this area is 900mm wide. From the pavement entrance to this small garden is very level. There is a small step of 70mm and the front door has a storm guard of 70mm. The door is 710mm wide (although on opening the door it does narrow to 680mm wide) and there is no delay mechanisam and it is not a fire door so it does not slam closed behind you. The lever-action door handle is 1100mm and does not contrast in colour to the door. The door itself does contrast in colour to the stone walls. There is no light outside the main entrance but lighing is provided from teh streetlights outside of the property. This entrance leads into a small hallway.
The Hallway
The hallway leads to the stairs to the first floor, to the kitchen and to the living room. This short corridor is 680mm wide at its smallest width. The flooring is laminated wood flooring. The hall light is 1520mm. The main lights for the kitchen and living room are also situated in the hallway and are 1560mm from ground level.
The Living Room / Dining Room
The entrance to the living room is 760mm wide. The first section of this room is the dining room which has a dining table with four chairs on two of the sides. None of the dining chairs have arm rests. There is also a set of shelves stacked with tourist information, books and maps and a small arm chair next to the shelves. Lighting is balanced with celing lights and an uplift light for softer lighting.
From here the living room can be accessed through a wide arch way. In the living room there are two sofas, a gas effect fire and some small tables for table lamps. There is a television and DVD player in the room all of which have a remote control. The television has teletext. From the living room there are also french doors which lead out to the garden. These doors open to 1060mm wide and have a storm guard of 100mm high.
All the flooring in the living room and dining room is laminate flooring.
The Kitchen
The entrance to the kitchen is via a door that is 730mm wide. However, due to the access from the hallway this access narrows to 630mm to enter the kitchen from the hallway. The floor in the kitchen is grey laminate tiled flooring. The work surfaces are 900mm high. The kitchen cupboards are of a wood effect with silver pull handles. The cooker is gas and has four gas hobs and a gas oven with the controls on the front of the oven. The grill is electric and part of the main oven and works when the oven is off and the oven door is open. The fire blanket and fire extinguiser are at a hight of 1540mm and sit over the work surface. The microwave is on the top of the work units. The sink is stainless steel against a dark grey work surface. The kettle is cordless. There is a front loading washing machine and a separate front loading tumble dryer in the kitchen. The kitchen light is at 1600mm. The kitchen also has a back door that leads to the garden. The door is 690mm wide and has a stormguard / step of 120mm to gain access to the garden.
The Stairs and Landing
The property has 14 stairs from the ground to the first floor. The last two stairs at the top do turn to a 45 degree angle, but there are hand rails in this area for support. The light on the landing is 1200mm. The area of the landing is 1480mm by 900mm and leads to the doorways for the two bedrooms and the bathroom.
The Bathroom
The bathroom is situated on the first floor of the property. The doorway is 7400mm. The bathroom floor is laminate flooring and the walls are part tiled and partly wallpapered. The shower is over the bath. The bath rim is 540mm. The controls for the shower are approximately 1000mm and the pull cord to work the shower is 1400mm. The wash basin rim height is 820mm with knee room underneath. The bathroom suite is white the same as the toilet seat and side panel of the bath. The mirror is at a hight of 1550mm. There is also a shaving point next to the mirror in the bathroom. The light for the bathroom is 1000mm.
The Double Bedroom
In the double room there is a double bed, wardrobe, chest of drawers and two bedside cabinets. The doorway is 7300mm. There is extra lighting in the form of bedside lights, which are operated from a switch on the lamps. There is space to walk around each side of the bed.
The Twin Bedroom
In the twin bedroom there are two single beds, a wardrobe, cesht of drawers and two bedside cabinets. The doorway is 7300mm. There is extra lighting in the form fo bedside lights which are operated by touching the base. One bed is against a wall, allowing access only from the one side, whilst the other is free standing. However, there is plenty of room to enable both beds to be free standing if required so that access can be gained from both sides of the bed.
The Garden
The garden is accessed either from the kitchen or from the living room. The kitchen door is 690mm wide and has a stormguard / step of 120mm. The living room doors are french doors that open to 1060mm wide and have a storm guard of 100mm high.
There is also an external back gate that can be opened from the inside of the garden. The width of this gate is 8500mm. There are then three steps along a garden path that is 6400mm wide that leads up to the kitchen door.
The back garden is fully enclosed and is mainly gravel with a decking area of 2500mm by 2500mm where the patio table and chairs are placed.
The garden also contains an external brick built shed with a metal door. The shed dor measures 7500mm.
